Most homeowners believe this... It is NOT true!
If your home was initially viewed because of a brochure, magazine ad, the sign in your front yard, or a newspaper ad, the initial price wouldn't make a difference. The house and price would always be new to those viewers.
The truth is that most buyers see your house for the first time because a real estate agent is working with the buyer.
When your house is first listed on the market and placed in the MLS, agents pay attention. Most agents have clients they e-mail new listings to on a daily basis. The e-mail is based on the buyers needs - including price.
New listings always receive priority. They are on the "hot" sheet and are circulated to all agents in the listing office. They may also be sent to other real estate offices to encourage showings. Most offices preview new MLS listings and take tours of the new listings.
You are probably thinking that you can always lower the price later. BUT...
Your property can only be a NEW LISTING once. You only get one shot at the sizzle!
If your property is priced according to the location, condition, and amenities, buyer's agents will show it.
If your property is overpriced, it will not be shown - or will be shown less often.
Lowering your price later takes away the initial "NEW" sizzle and may make potential buyers wonder what's wrong.
So, it is important to price it right the frist time. VERY IMPORTANT!
